Things that come up often for Calgary borrowers

  • Moving from another province? Alberta has no land transfer tax, so your closing costs work differently than in Ontario or B.C. Budget for Land Titles registration fees and legal costs instead. Alberta closing costs. If you're changing jobs as part of the move, lenders will look at probation periods and how long you've been employed.
  • Condos and townhouses. Lenders count part of the condo fees in your debt-service ratios, and they review the condo's documents. A higher fee lowers the price you qualify for.
  • New builds. Builder deposit schedules, longer closing dates and possible eligibility for the first-time home buyers' GST rebate on new homes all affect your financing plan. Insured buyers of newly built homes can also access 30-year amortizations.
  • Suites and rental income. If a home has, or will have, a legal secondary suite, some lenders will count part of the rental income. Whether the suite is legal and permitted matters.
  • Hail and insurance. Your lender needs proof of home insurance before funding. Arrange it early.
